How It Works

Simple. Private.
On your timeline.

We have done this before. We know it can feel like a big decision. We try to make it as straightforward as a handshake.

1

You reach out

Fill out the short form below or send us an email. Tell us a little about your park and where you are in your thinking. No commitment required.

2

We come to you

We visit the property and sit down with you in person. No consultants, no entourage. Just a conversation about what you built and what matters to you.

3

We make an honest offer

Based on what your park actually earns. We show you our math and explain every number. If something does not add up to you, tell us.

4

We close the right way

Fast if you are ready. Patient if you need more time. Many sellers find that a payment-over-time structure saves them significantly on taxes. We will walk through all of it with you and your accountant.

Who We Are

We know what it means to build something your family is proud of.

My family founded Leonard Tire in Dodge City, Kansas in 1914. For a hundred years, through two world wars, the Depression, and everything else in between, it stayed in the family. It was never sold to a chain. When it finally closed, it was on our terms, after a century of taking care of the same community.

That history is why we do this the way we do it. Trident Investments is a family business, not a fund. We live in Poulsbo. We are raising our family here. The parks we buy, we plan to own for a long time.

"We are not trying to get something from you that you could not find somewhere else. We are trying to find the deal where you walk away feeling good, and we walk away with something worth taking care of."

If you have spent 20 or 30 or 40 years building a community, we understand what that represents. We will not redevelop it. We will not displace your residents. We will not hand it to a management company that does not know anyone by name.

We want the people who live there to never notice that ownership changed. That is the highest compliment we could ever receive.

What We Look For

RV parks and mobile home communities
within about an hour of Poulsbo.

We are not looking for perfection. We are looking for a real operating history and an owner who wants to move on with dignity.

πŸ•οΈ

RV Parks

Transient, monthly, or a mix of both. Waterfront is a bonus. Anywhere from 15 to 150 sites. Rural and semi-rural are fine with us.

🏑

Mobile Home Communities

All ages, including 55 and older. We respect your residents and the community you have built around them.

πŸ—ΊοΈ

Location

Kitsap, Jefferson, Mason, and Clallam counties. Within about an hour of Poulsbo. This is home and we want to invest here.

πŸ“‹

Operating History

A few years of tax returns or income records is all we need to start. We are not looking for a polished presentation.

Seller Financing Welcome

If you want to hold a note, we will work with you. It is often better for your tax situation than a lump-sum sale. We will walk through it together.

⏱️

Any Timeline

Ready to close in 60 days or just starting to think about it. Either is fine. We are patient buyers.

Questions We Hear Often

Straight answers.

No. We buy parks to run them as parks. The Kitsap and Olympic Peninsula is where we live. We are not going to displace our neighbors. If the community you built is what makes your park special, that community is what we are buying.
If you have owned your park for many years, your original purchase price was probably much lower than what it is worth today. A cash sale means you pay tax on all of that gain in one year, which can be a very large bill. When you hold a note and receive payments over several years, you spread that gain out and often keep more money overall. Many sellers come out ahead by taking a note rather than a lump sum. Your accountant can run the numbers and we are happy to be part of that conversation.
Good people who know the park and the residents are valuable to us. We want them to stay. We talk about this openly before any agreement is signed. No surprises.
We base our offers on what your park actually earns. We show you our math and explain every number. If something does not make sense to you, tell us. We would rather talk it through than lose a deal over a misunderstanding.
Reach out anyway. A lot of the people we talk with are just starting to think about it and that is the best time for a conversation. Before there is any pressure. We are not going anywhere.
Not from us. We treat every conversation as private until you decide otherwise. Washington State law does require that residents be notified at certain points in the process. We will explain exactly what that means and when it happens, so nothing catches you off guard.
